In Greater London, the Deregulation Act 2015 caps short-term lets at 90 nights per calendar year unless the property has sui-generis planning consent. We track nights letted per property and combine STR with longer-stay lets where it makes sense. Outside London the rule doesn’t apply but specific councils (Tunbridge Wells, Tandridge, Brentwood) have or are reviewing licensing schemes.
Most BTL mortgages don’t permit STR by default. We assess your mortgage conditions before signing — operating in breach is not something we’ll do for you. STR-friendly lenders include Foundation Home Loans, TMW, Paragon. We can introduce you to STR-friendly mortgage brokers if you need to refinance.
We carry public liability and professional indemnity. You need landlord insurance with explicit STR cover — most standard BTL policies don’t include it. We can recommend insurers who price STR competitively (Pikl, Schofields, Alan Boswell).
We are ICO-registered. Guest IDs are encrypted at rest, retention is 6 months post-stay, and we never share guest data with third parties beyond what’s required for booking platforms. Full DPA available on request.
OPERATIONS
Day-to-day ops.
We do. 24/7 guest comms is part of Full Management and Co-Hosting. We have an out-of-hours team covering 22:00–07:00. Issues escalated to landlords only when explicit approval is needed.
Three-step screen on every booking: verified ID, damage deposit, signed rental agreement. Damage discovered at check-out is documented immediately, charged against the deposit, pursued via insurance / recovery if it exceeds the deposit. Across three years and 50 properties, every damage incident has been fully recovered.
Yes. We treat your property as your property. Block dates via the owner portal or by emailing us; we’ll close the calendar across all platforms within 24 hours.
Airbnb, Booking.com, Vrbo, Plum Guide (where it fits), and our direct booking site. Multi-platform reduces dependency on any single platform’s algorithm changes.

On the 5th of each month. Payment covers all bookings checked-out in the prior month, less management fee, cleaning costs and any approved maintenance. Detailed P&L attached to every payment.
Across our 50-property portfolio, landlords typically see a 30–50% uplift in net yield versus their prior BTL net. Worked example on the pricing page.
Full Management is 12 months rolling with 90 days’ notice. Co-Hosting is 6 months rolling with 60 days’ notice. If you decide to sell, we de-list and hand back operations within the notice window.

Option 1: £250 Refundable Deposit – Fully refunded within 48 hours of checkout, provided no damages occur.
Option 2: £40 Non-Refundable Damage Waiver – Covers accidental damage up to £100, giving you peace of mind during your stay.
