Greater London has a 90-day cap on STR for properties without sui-generis planning consent — most don’t have one. The Home Counties have varying council positions, with Tunbridge Wells, Tandridge and Brentwood actively reviewing licensing in 2026. Mortgage lenders increasingly require explicit STR consent. We won’t list your property until we’ve confirmed it can legally operate.
