Airbnb management is a done-for-you service where a company runs your property as a short-term let: the listing, pricing, guest communication, cleaning, maintenance and reporting. In the UK it typically costs 15–25% of booking revenue. At Rich Property Management, full management is 15% of gross (12% on three or more units) and cohosting starts from 12%.

This guide explains what Airbnb management includes, what it costs and how to tell whether it will pay for itself on your property.

Whatis Airbnb management?

Airbnb management is a done-for-you service where a company handles the entire process of renting your property on Airbnb, Booking.com and other short-let channels. You may also see it called short-let management or Airbnb property management.

It suits landlords who want:

  • Higher monthly income than a traditional AST (Assured Shorthold Tenancy)

  • Little or no day-to-day involvement

  • Protection for the property

  • Transparent, consistent reporting

A good manager acts as your operator: running the property, optimising its performance and making sure guests have a 5-star stay from check-in to check-out.

What does an Airbnb management company do?

At Rich Property Management, full management covers six areas.

Property setup and listing optimisation

Professional photography, interior styling guidance and listings on Airbnb, Booking.com and other platforms, with a description written for the right guest.

Dynamic pricing and revenue management

Nightly rates are adjusted daily using local market data, seasonality, events, competitor trends, day-of-week patterns and last-minute demand. The property earns what the market will pay, not what seems fair.

Guest screening and communication

Every guest provides government-issued ID, a refundable damage deposit and a signed rental agreement before arrival, and a 24/7 team handles messages, questions and emergencies. By our own records, every damage incident across £1.5 million worth of stays has been recovered.

Housekeeping and maintenance

We coordinate professional cleaning, linen changes and restocking, with photos before and after every clean, plus inspections and reactive maintenance. You approve a spend cap, and we triage issues before they escalate.

Compliance and safety

Fire safety measures, PAT testing, insurance-compliant processes, guest documentation and licensing oversight are part of full management.

Monthly income reporting

You receive monthly statements covering revenue, occupancy, costs and payments, with recommendations to improve performance.

How much does Airbnb management costin the UK?

Most UK managers charge 15–25% of booking revenue, and some premium or guaranteedincome models reach 30%, according to Houst's 2026 fee guide. Houst puts London at 12– 25% and UK secondary cities such as Manchester, Edinburgh, Bristol and Bath at 15–25%. Rich Property charges 15% of gross for full management and from 12% for co-hosting.

How do Airbnb management fees work?

Most managers charge a percentage of each booking. The manager earns more when your property earns more, and the commission shrinks when bookings dip. Some firms use a fixed monthly fee instead, which gives predictable income but is usually set well below the property's potential to cover the manager's risk, per Houst.

Rich Property uses the percentage model, so our fee moves with your results.

Does Airbnb's own fee come on top of a management fee?

Yes. Airbnb's service fee is separate from any management commission. In 2026 Airbnb moved to a single 15.5% service fee paid by hosts, and Homesful reports 22 June 2026 as the UK switch date, checked against Airbnb's own notices.

The fee applies to your nightly price plus any fees you add, such as cleaning. On a £100 booking subtotal it is £15.50, leaving £84.50, and guests are no longer charged a separate service fee on top. You pay it whether you self-manage or hire a manager, so it belongs on both sides of any comparison. Check how it affects your tax position with your accountant.

What does Rich Property's fee include?

Our fees page sets out two tiers. With full management we run the operation. With cohosting we handle the guest-side work while you coordinate cleaning and maintenance.

Is Airbnb management worth it for your property?

It depends on three things: location, property quality and demand type.

  • Location: short-lets perform best in city centres, commuter towns, areas near business hubs, tourist areas, industrial and contractor zones, and some rural areas.

  • Property quality: well-presented, modern, clean spaces outperform outdated ones.

  • Demand type: leisure travellers, business travellers and contractors or workforce stays each need a different set-up, and a good operator builds the strategy around the audience your property suits.

The break-even test

A manager pays for itself only if it lifts your income by more than its fee. At a 15% fee, gross revenue must rise about 18% just to leave you level, before you count your own time.

Say you earn £40,000 gross managing the property yourself. This table shows the gross a manager must achieve for you to keep the same £40,000 after their fee.

The uplift needed is 1 ÷ (1 − fee) − 1. This is a simplified break-even on the management fee alone. Platform fees and cleaning costs rise with bookings, so run your own figures with our free property analysis.

If you are already fully booked, priced dynamically across several platforms and happy to answer guests at any hour, co-hosting from 12% or self-managing may be all you need. Management earns its fee when hours, voids or review scores are the problem.

Why do landlords use Airbnb management instead of self-managing?

In theory, self-management sounds tempting. In practice it feels like running a mini hotel. You will be dealing with:

  • 10+ guest messages per booking

  • Same-day turnovers and cleaning cancellations

  • Late check-ins and guest emergencies at 1am

  • Wear and tear, and constant pricing adjustments

That is why many landlords try self-managing and then switch to a professional. Managers use pricing systems and local data to improve occupancy, nightly rates and review scores, and you get your time back. How to choose the right Airbnb management company

Look for a partner who can show proven results, clear communication, professional systems, local market expertise, cleaning and maintenance infrastructure, compliance knowledge, transparent reporting and strong review management. Then check the agreement, because the headline percentage is not the whole bill. Ask every manager, including us:

  1. Is the fee charged on gross or net revenue, and does gross include cleaning fees?

  2. What does the one-off setup cost, and what does it cover? Our £500–£1,200 typical setup covers photography, inventory and styling, so compare like for like.

  3. Is cleaning and linen charged at cost or marked up?

  4. How is maintenance handled: is there a coordination fee, and who approves spend?

  5. How long is the minimum term, and what does leaving cost?

  6. Who owns the listing and reviews if you leave?

  7. Is compliance and licensing oversight included or an add-on?

Our management contract sets out terms, fees and any pre-approved work before you commit. For more on choosing, read How to Choose the Right Holiday-Let Manager in the UK.

Frequently asked questions for Airbnb Management, Costs, Services and Fees

What is Airbnb management?

Airbnb management is a done-for-you service where a company runs your property as a short-term let. It covers listing creation, pricing, guest screening and communication, cleaning, maintenance, compliance and reporting, so the landlord earns income without handling day-to-day operations.

How much does Airbnb management cost in the UK?

Airbnb management in the UK typically costs 15–25% of booking revenue, and up to 30% for premium or guaranteed-income models. Houst's 2026 guide puts London at 12–25% and UK secondary cities at 15–25%. Cleaning, photography and maintenance are usually charged separately by many firms.

What does Rich Property charge to manage an Airbnb?

Rich Property charges 15% of gross revenue for full management, or 12% when a landlord has three or more units. Co-hosting starts from 12% of gross. Full management also has a typical one-off setup of £500–£1,200 covering photography, inventory and styling. Contracts run 12 months rolling for full management and 6 months rolling for co-hosting.

Is Airbnb management worth it?

Management is worth it when the manager lifts your gross revenue by more than the fee requires. At a 15% fee, gross must rise about 17.6% for you to keep the same income as self-managing, before counting your time. At 12%, the break-even uplift is about 13.6%.

How much does Airbnb charge hosts in the UK?

Airbnb charges most hosts a single service fee of 15.5% of the booking subtotal, deducted from the payout, and UK hosts moved to it in 2026. The fee covers the nightly price plus fees you add, such as cleaning. It applies whether or not you use a manager.

What is the difference between full management and co-hosting at Rich Property?

With full management, Rich Property coordinates cleaning, linen, maintenance and compliance oversight as well as pricing, marketing and guest communication, for 15% of gross. Co-hosting, from 12% of gross, covers listing optimisation, pricing, marketing, guest screening and guest communication, while the landlord coordinates cleaning and maintenance.

What hidden costs should I check for with an Airbnb manager?

Common extras include setup or onboarding fees, cleaning mark-ups, maintenance coordination fees and early-exit charges, according to Houst. Ask whether the fee is charged on gross or net revenue, what setup covers and how long the minimum term is.
